Beyond real estate: How AppleOne built a multi-industry ecosystem

Accommodations at Sheraton Cebu Mactan Resort

From the business districts of Cebu to the beaches of Bohol, AppleOne Group is rewriting the playbook for regional development – one integrated community at a time.

With the recent opening of its first integrated shopping mall complex within the Mahi Center near the Mactan-Cebu International Airport, AppleOne Group is taking its integrated community model to a new scale. Founded in 2009 in Cebu, the company has created a fully integrated ecosystem that includes real estate, hospitality, healthcare, and lifestyle. The expansion is built on the belief that healthy communities need places to heal, work, relax and belong.

The Real Estate Foundation

AppleOne Equicom Tower

The real estate development arm of AppleOne broke ground with the AppleOne Equicom Tower, a 17-story mixed-use development completed in 2010 in the heart of the Cebu Business Park – combining residential, commercial, and technology under one address. This foundation has grown into landmark hospitality and residential projects, most notably The Residences at Sheraton Cebu Mactan Resort, the first Sheraton-branded residences in Southeast Asia.

The residential pipeline has been extended to Bohol, where JW Marriott Residences Panglao Island – a development that marks the entry of the JW Marriott brand in the Philippines – will offer 70 ultra-premium residences on a seven-hectare beachfront property. In Mindanao, Radisson Blu Hotel & Residences Cagayan de Oro will launch the first 5-star hotel and residences with an international brand in CDO.

Hospitality as a social infrastructure

Sheraton Cebu Mactan The Resort – a 261-room property set to open in 2022 – was Marriott International’s first resort in the Philippines, repositioned. Mactan as a luxury residence. The soon-to-be-opened JW Marriott Panglao Island Resort and Spa will be fThe first JW Marriott property in the Philippines, cementing Bohol’s stature as an ultra-premium destination.

Mahi Center – the first integrated business and leisure complex in Mactan, Cebu – includes a five-story office tower, a shopping mall featuring Metro Supermarket and international food brands, and the 196-room Fairfield by Marriott Cebu Mactan. Located ten minutes from the world’s second busiest international airport, the mixed-use complex embodies AppleOne’s vision of an ecosystem in its entirety.

“Our vision is to create an ecosystem where work, retail, tourism and visitors grow continuously for all,” it said. Sam Manigsaca, AppleOne Vice President of Hospitality.

Healthcare as a pillar of the Ecosystem

The art of medicine at VisayasMed Hospital

Perhaps the most important indicator of AppleOne’s social standing is its entry into health care. Through AppleOne Medical Group (AMG), the company owns VisayasMed Hospital and Medical Arts in Cebu City, United Shalom Hospital in Tacloban, and Brokenshire Hospital in Davao. Medical Arts at VisayasMed Hospital Cebu has a Singapore Cancer Center – the first fully integrated cancer center in the Philippines – which reflects AppleOne’s belief that communities without accessible healthcare are incomplete.

Ecosystem Logic in Practice

What sets AppleOne apart is the internal consistency of its portfolio: hospitality attracts tourism and investment, which supports commercial leasing; commercial activity drives residential demand; health care improves the quality of life of the community, justifying the best place to live; and flexible workspaces – managed in partnership with IWG’s Regus brand at Cebu Business Park, Cebu IT Park, and Festive Walk Mall Iloilo – complete the loop. This collaborative structure is unusual in the Philippine environment, where most developers confine themselves to one or two industries.

“Business is not just about making deals, it’s about having a positive impact,” he said Ray Go Manigsaca, President and CEO of AppleOne Group,a line that doubles as personal philosophy and business strategy.

For a company that started with two founders and a shared dream in Cebu, the arc is remarkable. But maybe more what matters is what AppleOne builds on: that’s the model this is not the case just decide where Filipinos will live – it dares to shape the right lives.
